Commissioning
Commissioning is the process of verifying and documenting that a building system performs to the standards set forth in the design documents. The commissioning process begins during design, continues through construction, and extends to warranty maintenance.
A commissioning agent (CxA) is responsible for guiding the commissioning process. The CxA works with the project team to develop a comprehensive commissioning plan that outlines the requirements for each phase of commissioning.
During construction, the CxA oversees testing and verification of the systems. This includes witnessing functional performance tests, reviewing as-built drawings and documentation, and ensuring that corrective actions are taken when deficiencies are found.
After completion of construction and prior to turnover to the owner/operator, the CxA prepares a final report documenting the results of all commissioning activities. The report includes a list of any outstanding items that need to be addressed before final acceptance by the owner/operator.
