Condition Subsequent

Condition Subsequent is a real estate term that refers to a condition that must be met in order for a contract to be binding. This type of condition is often used in purchase contracts, and usually requires the buyer to complete some sort of action, such as getting financing or making repairs, before the sale is finalized. If the condition is not met, then the contract is void and both parties are released from their obligations.
